You pay your rent directly to the landlord via bank transfer, WeChat Pay, Alipay or by cash. The rent is usually transferred in Chinese Yuan (RMB).

The typical standard in Shanghai is 2 months' deposit if rent is paid on a monthly basis. If you will pay rent on a quarterly basis, the deposit is usually 1 month’s rent, however, some landlords will insist on 2 months’ rent regardless of rent payment terms. Currently there is a strong trend that corporate clients are using Bank Guarantee Letter as security deposit instead of paying cash deposit. Some landlords will accept this depending on who the corporate client is, while other landlords will not. Your property consultant will work with you to obtain the best terms possible.

The price of most apartments we advertise in Shanghai is based on a one year lease. Short term (3 months and above) is possible, however prices are subject to change and the landlord has the final say. 

Long term leases (2 years and above) generally take priority, especially if you require specific furniture changes or renovations.

Usually the property management fee is included. Additional extras such as utilities, parking, internet etc. can be negotiated depending on the offer condition.

A Fapiao is an official invoice issued by the Chinese Tax Bureau (but provided by the seller) for any goods or services purchased within the country. Working clients generally always require Fapiao for tax clearance, but for a personal lease, it may not be necessary unless your company needs it for accounting purposes and reimbursement.

The landlord will be entitled to compensation which is normally equal to two months rental. In practice this normally means that you will lose your deposit. 

In extreme circumstances, StayInShanghai will always try and negotiate on your behalf the amount of compensation with the landlord. Most landlords are willing to forego claims for compensation if you can introduce a new tenant who takes over the lease on the same terms.

Before signing the lease contract, we always suggest to thoroughly inspect the property and appliances. Do some furniture's need to be changed or removed? As part of the negotiation process the customer will always have more bargaining power before payment is made. We suggest that you start searching for a place one or two months before your desired lease commencement date.

If you start house hunting too early, generally landlords will not agree to hold their properties for you, thus diminishing the chance of negotiating the best lease rates for you.

Most properties we advertise come as furnished, however we also have apartments that are unfurnished. As part of the negotiation process some or all of the furniture can be configured and removed. Your StayInShanghai consultant will do their best to negotiate to your satisfaction.

Depending on lease starting date it is possible to find an apartment prior to your arrival in Shanghai. In-depth property viewings can be conducted by video call, or by simply taking a detailed video of the apartment. Appliances and furniture will be checked/noted by your StayInShanghai consultant and marked accordingly on your contract. In most cases the landlord will require some sort of deposit (to be discussed) to confirm the apartment.

Based on our experience, we enter negotiation with the landlord as soon as you have declared a serious interest in a specific apartment. The property market is competitive, to avoid being trumped by another offer we usually suggest a small non-refundable 'security deposit' paid to the landlord (fee is negotiable but probably 10% - 20% of the rent) so it's taken off the market. This will buy time to further negotiate final lease terms and other small details. Security deposit can be included as part of the main deposit or refunded via original payment method.

The bilingual rental contract will be provided by StayInShanghai. Passport is also required and Chinese Yuan (RMB) paid to the landlord for any deposit fees.

Yes, we only show properties containing at least air conditioning, the AC units are also capable of producing hot air if necessary. Some apartments have dedicated floor or wall heating that is produced either electrically or by water.

The easiest way is to take your utility bill to the nearest convenience store such as Family Mart or 7/11 and pay by cash. Moreover, WeChat and Alipay now have special functions to pay all bills via your phone. We are currently writing an in-depth article about this and will update this section soon!

A tourist Visa is sufficient enough to rent an apartment in Shanghai. However these Visas are limited and police registration must be conducted every-time you enter the country. Most expats rent apartments on the condition they will obtain a residence/work permit.

As a general guideline, 35% of the 1st month rent up to a total of 20,000 RMB. Thereafter we source the costs from the landlord. In exceptional circumstances (typically under heavy negotiation), you may be required to pay a fixed fee to StayInShanghai to cover our time, labour and to ensure you receive the full benefit of our reputable after-service. 

We review each case on an individual basis and deem any fixed fees or charge percentages as fair and in standard with the local market.

A serviced apartment is a fully furnished apartment available for short-term or long-term stay, providing hotel-like amenities such as room service, house keeping, a fitness center, a laundry room, and a recreational room. Most of them are equipped with full kitchens, WiFi and in-apartment washers and dryers.

Serviced apartments offer facilities much like an apartment hotel but provides more space, convenience and privacy. They have private cooking facilities, sometimes a kitchenette but sometimes a full-size kitchen with dishwasher and washing machine, living and sleeping areas that are larger than most standard rooms, and often having access to gyms, restaurants, meeting space, concierges and other hotel-like services.

Their services usually include towel replacement, toiletries change, making of bed, and cleaning.

Rent includes the management fees for the common use areas, heating and air-conditioning, utilities (electricity, gas and water), services (internet, basic channels of cable TV and telephone line basic charge). Telephone calls, laundry, SPA & GYM facilities etc. are subject to extra charge and may be paid for in cash or by credit card on a monthly basis.

No. The majority of serviced apartments are non-smoking. This includes all apartments within any given development, and any internal communal areas. Smoking may be permitted in external areas, such as balconies, roof terraces and communal courtyards or gardens, but you should check the restrictions first.

Serviced apartments are usually operated by companies outside of China. This means its entirely possible to pay using western credit/debit cards. Some will also accept bank transfer, WeChat Pay, Alipay or by cash. It's best to ask your StayInShanghai consultant beforehand.

If more or less space is needed, it is often easy to renegotiate terms and select a package that best meets individual business requirements. Lease agreements for shared offices also provide sufficient flexibility to move into a permanent or temporary office space once a shared office space is no longer appropriate.

The prices in China/Shanghai for leasing commercial/office spaces can be confusing. For larger areas, a price per square meter (SQM) is often used. For smaller or fixed spaces, such as lane house setups - the price is often fixed. Depending on the type of lease, the tenant often pays for repairs and improvements.

Below, we will give a simple explanation of how rents are often calculated:

Rent per square meter (SQM)

Rent is set at ¥xx.xx per square meter of the leased space. This is typically expressed as a daily amount.

Example: A 100 SQM office is quoted a rent of ¥11.8 per SQM per day.
Multiply the two values (100 SQM x ¥11.8 = ¥1,180) to get the day rate.
Multiply that by 365 (days) to get the year rate (¥1,180 x 365 = ¥430,700).
To get the per month rate, divide by 12 (¥430,700 / 12 = ¥35,892).

Typically, fully serviced offices charge per person, per month with a flat rate that includes rent, business rates or local equivalent taxes, utilities and service charges.

Traditional office setups include basic rent, some use of shared facilities/kitchens and building management fees. Utilities, WiFi and other additions can be negotiated. This varies office to office, your consultant will inform you thoroughly of what is included.
